How To Build Your First House As A Beginner Real Estate Developer (7 Simple Steps)

Your first build is the hardest one, not because the work is harder but because everything is new. The 7 steps exist so that nothing about the process is a surprise.

The roadmap for a first-timer

  1. 01

    Find the lot

    The money is made in the buy. 75-90% of high-profit deals are found off-market, direct to seller. Expect to evaluate 20 to 50 lots to find 1 viable deal.

  2. 02

    Run the numbers

    Reverse-engineer from the final sale price. Land should cost 20-25% of the finished value or less, and the deal needs a minimum 20% ROI before you move.

  3. 03

    Plans and design

    Don't reinvent the wheel. Replicate what's already selling in your market. A drafter runs about $1/sqft versus $2-3 for an architect on residential.

  4. 04

    Permits

    This is accountability work: push the city and your drafter to meet deadlines, set reminders, follow up. Trust but verify.

  5. 05

    Financing

    Your lender is a silent partner providing 80-90% of the capital, and on-draw interest means you only pay on money actually deployed.

  6. 06

    Construction

    The builder manages the subs. You approve finishes, monitor the budget, and pay only when milestones are met. Never pay ahead.

  7. 07

    Sell it

    Sell for profit, hold and rent, or live in it. Having plans B and C built in is your risk mitigation.

Before real money moves, underwrite 10-20 ghost deals: real lots, real comps, real construction estimates, no offers. You’ll learn your market’s values, calibrate your numbers, and build the confidence to recognize the real deal when it appears. Then start making offers.

Common questions

Why has a piece of land been listed for months?

In Arthur's experience it is one of three things: the price is too high, the lot is not buildable, or the utilities are not there. If a listing looks like a great deal and has sat for six months, assume one of those three is true and go find out which before you get excited.

What if a lot needs expensive utility work?

Negotiate it off the price, and then some. On one lot worth about $250,000, the sewer, water, and power extensions came to $70,000. Arthur negotiated the land down to $110,000, so he was in at $180,000 on a $250,000 lot. The seller understood it was not a fully buildable lot, and Arthur was paid for doing the work.

How much do I need down for a personal build versus an investment build?

On a personal house, 5% of total project cost. On a $200,000 lot plus a $500,000 build, that is $35,000 on a $700,000 project. On the investment side it is 10% to 15%, so $70,000 to $100,000 on the same deal, and the lender looks at your skin in the game rather than your income and credit.

When do I pay subcontractors?

After their work passes inspection, and never in advance. Arthur pays a framer about 80% and holds the balance until the final framing inspection passes, which covers plumbing, electrical, HVAC, and structural. Once inspections pass, the bank draw comes within a few days and the sub is paid within a week. Never give deposits.

What creative terms can I negotiate off market?

More than you would expect, because you are not competing with other offers. Arthur has signed a three-year contract to develop a parcel and pay the seller as each lot or home sold. Seller financing also works: on a $500,000 property, $50,000 down with payments to the seller while the house gets built and sold.
