We built our first home while working a 9-5, with no construction background and no investors. This course is everything we wish someone had handed us back then: the full owner-builder path from raw lot to finished home.

Your role is decision-making, not execution

The biggest misconception about building is that you need to swing a hammer. You don’t. Development runs on a team where every member is paid by the deal: the lender brings 85-90% of the capital, the drafter handles layout and city permits, the builder hires and manages every subcontractor, and the agent sources land and sells the finished product. Your job is making sure the deal pencils.

Every team member is paid by the deal. Your role is the CEO seat: decisions, not labor.

The transition plan

You don’t quit your job to do this. Months 0-1 are team building: secure a lender, a builder, and an agent over coffee meetings, 5-10 hours a week. Months 1-3 are market research: underwrite 10-20 “ghost deals” to learn your market’s values without committing a dollar. Months 3-12: execute your first deal while the team does the heavy lifting. After that, you decide whether to scale to concurrent projects or keep it as a side vehicle.

Do I need a GC license?+

In most states, no. Arthur developed over 1,000 lots and built over 100 doors without a GC license. Owner-builder rules vary by state, so verify locally.

How much time does this take once the team is set?+

During construction, less than 3 hours a week: approving finishes, monitoring the budget, and an optional weekly site visit.

Common questions

What are the three targets a first build has to hit?

A minimum 20% return on the total project, a cash on cash return near 100% on the money you actually put in, and land at 20% or less of the finished value. Miss any of the three at step one and no amount of good execution later fixes it.

How do I find out what I am allowed to build on a lot?

Search your county or city plus GIS, open the map, and click the parcel to get its zoning designation. Then search that code with your city and county name and you will usually get a one page table showing which uses are allowed in that zone. Cross-check it against what is actually being built within a mile of the lot.

How do I get accurate comps?

Do them yourself. Open a spreadsheet, list several addresses in columns, and compare square footage, bedrooms, lot size, garage size, office, and yard. Then fact-check against a new construction specialist agent and a builder, and average three sources. Most agents do not do a deal in a given year, so a single opinion is not data.

How do I find a builder who will work on a cost plus fee?

Through the listing agent on sold new construction. That agent sold the house for a builder or an investor, so ask them for an introduction. Then ask the builder directly what his construction cost was on that address. Land and sale prices are public record, so you can check whether his number is honest.

Should I hire an architect or a drafter for a house?

A drafter, at roughly $1 to $2 per square foot, plus a structural engineer at about $2,000 to $5,000. Anyone quoting a percentage of construction cost is quoting you a five-figure fee that eats your margin. An architect's stamp is for complicated residential or commercial work, not a spec home.
